To evaluate a deal and give you a funding decision, we need: the property address, photos of the property (interior and exterior), purchase price, loan amount requested, target close of escrow date, and your exit strategy (sale, refinance, or hold/rent).
Close of escrow (COE) is the date you expect to complete the purchase. We need it to confirm timeline and coordinate funding. If you don't have a hard date yet, a target date is fine to start the conversation.

Rehab funds are held in reserve at closing and released in stages as work is completed. You submit a draw request once a line item on your scope of work is fully finished. We schedule an inspection (in person or video call), verify completion, and release funds within three business days. Each inspection carries a $250 fee deducted from the disbursement. Conditional lien waivers from contractors are required before each release. Note that interest accrues on the full committed loan amount from closing, not just on funds disbursed to date.

We move faster than institutional lenders. Once we have complete deal information we can typically issue a term sheet quickly and coordinate closing with your title company. Timeline depends heavily on title and escrow readiness on your end.
Yes. A one-point extension fee is due at execution and your account must be current on all payments at the time of the request. Extensions are not automatic but are routinely approved for borrowers in good standing.
